Our vacation home rental service is a specialized program for owners who would like Vintage Management Services to provide reservations, property management and guest services to vacationing guest.
Vintage Management Services has vast experience Marketing Sales and Hospitality which allows us to provide maximum occupancies for the vacation homes. This allows us to stand out from the rest.
We at Vintage Management Services pride ourselves on being the “Gentlemen of property management”.
Each one of our homes are located within 10 -12 minutes from the #1 vacation destination in the world which includes Disney World, Universal and Sea World.
Also our homes are located 50 -75 miles from some of the best know beaches.
We at Vintage Management have a full list of services which we feel explains everything that we undertake as well as what is required from yourselves.

  • Owners receive Net Rental income per night. All sales and tourist taxes will be paid by us on your behalf.
  • At Vintage Management we have and “open book policy” whenever you like to see your statements or other bills, please feel free to stop by the office to see them.
  • Our property management program provides you with many services at one low cost such as maintenance rates, pest control fees, pool and lawn.
  • All properties will be professionally cleaned and inspected, upon each departure and maintenance will be checked every month.
  • We give a professional personal family feel service to our customers and homeowners treating everyone exactly how we would like to be treated.
  • All homeowners have the ability to access their own home account providing access to reservations, statements and full availability calendar.
  • All properties are required by state and county law to have appropriate licenses and insurances. We are able to obtain these licenses and insurances on your behalf if required.

The Services We Provide In Detail:

Vintage Management provides a complete line of services to maintain and enhance your property’s rental value. Fully licensed professionals perform these services. All service functions are checked before billing approval.
Below is a list of the property maintenance services we provide with a brief description.

  1. Lawn Service – The complete lawn service which includes cutting each week during high growth service and when low growth season is in effect. Service includes trimming, edging and fertilizing (which will incur an extra cost)
  2. Pool service – This service includes weekly pool cleaning during high season, cleaning of pool basket and filter. Also included is the chlorinated and PH balance. This service includes all chemicals.
  3. Pest Control – This service includes chemical treatment of the interior and exterior of your home. This will control all types of insects and is the service recommended for all of Florida.
  4. House Cleaning Service – This service is a complete cleaning service of the whole house including the cleaning of all linen, towels, bedcovers and dishes following the checkout of guests. A full inventory will be performed checking for any loss and damages.
  5. Maintenance – Each home will be checked for any damages after clients have vacated the home. A full list including pictures will be presented to the owner as well as costs for these items.
  6. Bill payments for services – homeowners are encouraged to set up a direct pay for the bank to pay all payments due monthly. This will include mortgage, utilities, cable, internet and any other monthly payment.
  7. Financial Services – monthly statements will be sent to the homeowner with every item detailed with costs. This monthly document will be used for your end of year accounts.
  8. Insurance – All homeowners will have to provide a copy of their public liability insurance for their property.
  9. Reservations – All reservation for every property will be on the owners account web site. They can be viewed via access to homeowners account on web site.

Licensing

All properties are by Florida State Law to have license to participate in short term rentals. The annual cost for this is $175 for a single family home.
Prior to getting the license an inspection is require and require the following items to be in place.

  • A “2A40BC” fire extinguisher (approximate cost $65.00)
  • Additional smoke alarms are required for the hearing impaired.
  • All exterior doors, including the glass sliding doors, will require a double locking system as well as an alarm fitted to each if there entry is to the pool deck

Taxes – There are two forms of taxes for short term rentals;-

  • A 4-6% Tourist Development Tax
  • A 6-7% State of Florida Sales Tax

Accounting Statements – All homeowners will receive a monthly invoice which will include all costings and all revenues received and all expenditures relating to your property.

Each document sent is an important record for your year to end tax purposes. We will supply a year to end accounting statement recapping all activity for the current year.
